Project Tasks and Challenges

The project involved a comprehensive refurbishment of the existing structure, including façade adaptations, an extended reception, a new roof terrace, shell and core retail fit-out, and Cat A office fit-out across multiple levels. All works were supported by upgraded MEPH services, breathing new life into this prominent Oxford Street property.

The building spans Basement Levels 1 & 2, Ground Floor, and Levels 1–7, comprising office spaces, a gym, multi-faith room, breakout and quiet areas, bathrooms, and back-of-house facilities. While the office layouts are consistent across floors, each level features unique finishes and design details. All services were spray-finished in contrasting black or white, with a distinctive line feature running from ceiling to wall for a cohesive aesthetic.

A range of high-performance coatings were applied throughout, including Mouldshield Matt, Scuffshield Matt, Diamond Satinwood, Vinyl Matt, and Watco Safety Coat to floor areas — ensuring durability, hygiene, and a premium finish.
